Annual HOA invoices have been sent via email in January. They are due on or before February 28th, 2026. Late fees of $35.00 will be assessed for late payments. Payments can be made via check and send to:

Political Signs.
Signs Are Only Permitted To Be Displayed 30 Days Prior to Elections and Must Be Removed Within 5 Days After Elections.
Please Inspect Your Trees and Sidewalks.
Trees On Tree lawns Must Be Kept Trimmed On The Sidewalk Side To A Height Of 9' (above sidewalk) To Prevent Injury To Pedestrians.
Additionally, Check Your Sidewalks For Any Trip Hazards.
Storage Of Boats, RV's, Cars, Trailers etc..
Section 9: No automobile, truck, boat, recreational vehicle, airplane or vehicle of any kind, licensed or unlicensed, may be stored on any street or driveway in or upon the Properties, except in the confine of garages or parking areas approved by the board

In order for an election to take place, it is critically important that you either attend in person or assign your vote by proxy so we meet the required quorum. If, on the day of the meeting, you find that you are able to attend, your proxy will be returned to you at sign in and you can fully participate in the meeting and the election of 3 Directors.

* Chagrin Valley Engineering Ltd. (CVE), a local civil engineering firm, was hired by the Royal Valley Subdivision’s Home Owners Association (HOA) to evaluate the existing drainage system and review the existing conditions including developed area tributary to the subdivision’s drainage system south of the subdivision to Wallings Road. The work will include field investigations, review of upstream development, basin reviews, and a final report that will list the findings and alternatives to improve the open channel and storm water conveyance system within the subdivision – excluding the piped system.
